The garden stretches over about 2/3 of an acre with open countryside views on all sides. The main space in the garden is split into two levels broken by a rockery with a ramped path to one side allowing access to both sections of the garden easily. There are a selection of trees and shrubs giving opportunity for the use of a Hammock and chair swing and the opportunity to find peaceful shade when needed during the summer months. The lower tier of the garden is ideal for ball games whilst the top tier is perfect for quiet times, reading, snoozing and just getting away from it all. During the summer the garden gets the sun almost all day being south west facing.


the pool

The below ground pool is a great feature of the property and overlooks open countryside. It has been positioned in such a way that during the summer it benefits from the sun all day. The pool heating operates on a heat pump heat exchange system that takes the warmth from the air and transfers it into pool water (like a fridge in reverse) and regularly reaches temperatures of 28 – 30degrees. There is a paved seating area surrounding the pool allowing 6-8 loungers to be used comfortably. For the more energetic users there are 2 powerful swim jets and for those that just want to chill there is a bubbling Jacuzzi. The salt water chlorination system is easy to use and a much more pleasant swimming environment than standard chlorination. The pool area is enclosed with a fence and a locked gate in accordance with French law. Included in the price will be the winter cover and top quality solar summer cover. We also have a portable rechargeable battery powered pool hoist for our disabled guests which can be available by separate negotiation.

Behind the main house is a private area with concrete BBQ and log cabin. The cabin is currently being used as an office all year round and is fully insulated and double glazed with a number of power points, spot lighting and internet access. This could easily be converted into further accommodation or other uses if required.
To the side of the swimming pool is an area that has until this year been used as a vegetable patch and has strawberries and raspberries. Time and other pressures have prevented this area being cultivated with vegetables this year.


There is sufficient parking for 5/6 cars between the two properties and to the side. There is also room if required to store a caravan or motorhome.

out and about

The property is set in an ideal position to make the best of the Brittany countryside and coastal area. There are forest walks within 10 minutes drive and the stunning and unspoilt coastal towns of Plestin Le Greves and Locquirec are only 30 minutes drive away. Slightly further afield you have the restaurants, creperies and unspoilt quiet golden beaches.

The local village is 1km away and has an excellent bakers, 2 bars, a small shop and a church, meeting all possible essential immediate needs. 10 minutes drive is the small town of Callac which has a range of shops including supermarket, shoe shop, 2 bakers, butchers, clothes shop, newsagents, several bars, 4 restaurants, post office, 3 banks, schools and a regular weekly market. For larger towns Guingamp and Lannion are to the north about 25 and 45 minutes drive respectively, Carhaix to the south also about 25 minutes. These both offer a larger choice of shops, supermarkets and markets.

The airport at Brest is an hours drive and Dinard and Rennes an hour and a half with regular budget airlines flying from all three to Stansted, Birmingham and East midlands, particularly during the summer.. There is an excellent rail link from Guingamp with a small shuttle trains going from Callac to Guingamp. The ferry port of St Malo is an hour and half drive with ferries travelling daily in the summer between St Malo and Plymouth and Portsmouth (slightly less regularly during the winter). Roscoff port is a mere hours drive with ferrys to Poole and Plymouth. Further afield is Caen (3 hours drive) and Le Havre (3 and a half hours)
